Why should I use a mortgage banker versus a regular bank?
As a mortgage banker, VanDyk Mortgage has wholesale mortgage
relationship with numerous banks, mortgage lenders, and financial
institutions across the country. Some of our mortgage banks include
Countrywide, Wells Fargo, Citibank, GMAC, and Bank of America. With this
wide variety of mortgage loan products we are able to structure the best
mortgage loan with the best mortgage rates available.
What about getting a loan from someone on the internet?
There are good online mortgage lenders and bad online mortgage companies.
The problem with the internet is that out of area mortgage companies can
prey on people by advertising teaser rates and low closing costs then
changing the terms at the closing table. Many of these same companies
employ people and practices for a one time, charge the highest rate you
can mentality. Other lenders follow the compliance rules by providing
accurate good faith estimates and truth in lending disclosures. Every
month we close several loans for clients in Virginia, Florida, Tennessee,
and Colorado that are too far to drive to meet. We are able to do this by
email, fax, and overnight delivery.
How long will it take to close my loan?
Our average closing takes about two weeks from the application until the
loan is closed.
First we complete the loan application and gather proof of income and
assets. Then the title report and appraisal are ordered. When we receive
the appraisal the entire loan package is sent to underwriting. Time is
saved upfront by knowing the underwriting guidelines and sending
everything before they ask for it. |
